Rules and regulations are necessary to ensure that each owner and guest enjoys a carefree vacation at Caribbean Palm Village Resort.
Caribbean Palm Village Resort is indeed one of the finest resorts in Aruba and we trust that you will want to assist us in keeping your “home away from home” in the best possible condition.
The occupants shall, at all times, obey said Rules and Regulations, and shall use their best efforts to see that they are observed by their families, guests, visitors, lessees and persons over whom they exercise control and supervision.
These Rules and Regulations are subject to change and are amended from time to time by the Board of Directors of the Association or by the Management. As a general rule, the Board of the Members Association takes decisions on these and any suggestion for improvement should be delivered in writing to Management or to the Board of the Members Association.
In order for the owner to occupy his/her studio, villa or suite all outstanding debts for maintenance or other charges must be paid in full by 31st of December preceding to the year of use except for occupancies in the months of January, February and March, payments need to be in ninety (90) days prior to the occupancy.
Check-in time could be any time after 4:00pm on the Saturday that the week begins. Only immediate availability will permit earlier check-ins and this is entirely dependent on the studio, villa or suite being released by the housekeeping department
A signed credit card imprint is required from each owner or occupant upon checking in. This may be used to cover incidental charges upon checking out.
Occupants are responsible for everything in the unit. Upon occupancy owners and occupants must complete the inventory sheet and inform Management immediately if anything is missing.
There is a daily Government timeshare tax and a daily Utility Surcharge per checked-in night for timeshare Owners and Exchange in bounders on each day of occupancy as follows:
On all Nightly Rental Reservations a government occupancy tax, levy and a service charge will be charged, to each member and guest per each day of occupancy.
All fees are subject to change without notice.
Each occupant is requested to complete the check-out procedure and vacate their suite by 11:00 am on the last day of their occupancy. This early check out is necessary to facilitate the cleaning and service of the unit before the occupant of the next interval week checks in and we have to bear in mind that housekeeping needs this minimum time to turn over the units.
If the unit is not vacated by 11:00 am, the resort reserves the right to remove any or all of the belongings to another location at occupant’s risk.
Studio, villa or suite inspection will be performed by the housekeeper at the time of check out and the owner will be billed for damages or missing items. An extra charge, depending on the extra labor required, is billed for those studio, villa or suite left behind in such a condition that more than normal cleaning is required to make it presentable to the next occupants.
Each owner or guest shall receive daily maid service consisting of changing of bathroom towels and removal of waste. General cleaning is done in the middle of the week and consists of general dusting, cleaning of bathrooms, changing of all linen, and general cleaning (sweeping and mopping). Occupants shall be responsible for all other housekeeping during their stay.
No garbage cans, supplies or other articles shall be placed on the patios, decks, balconies and entryways, nor shall any linens, clothing, rugs or laundry of any kind be shaken or hung from any of the windows, doors, patios or balconies. All Cooperative property shall be kept free of refuse, debris and other unsightly material.
ADDITIONS AND REMOVAL OF CONTENTS OF STUDIO, VILLA OR SUITES
Contents of the studios, villas or suites should not be removed. Likewise, no additions or alterations may be made to any studio, villa or suite.
GENERAL SERVICES AND NOTES
Baby-sitting service is available upon request and at prevailing rates.
Security Safes are available in each room Please note Money, Jewels and other valuables must be placed in safe deposit box, which is available in your room. The resort will not be responsible for any loss of valuables.
Coin operated Laundromat service is available in buildings A, B, E & G on the first floor. These operate on tokens that can be obtained at the front desk. The front desk keeps only limited funds of change Only small denomination traveler’s check of US$20.00 can be changed upon availability.
Use of tennis court is free of charge during the day. A US$4.00 token can be purchased at the front desk for the lights at night.
All cars must be parked in designated parking areas; nonetheless, the Resort will not be liable for any damages a/o loss. Walkways and entrances must not be obstructed. Please place card identifying you as guest of CPV on dashboard .
Incoming and Outgoing fax service is available through the front desk at a minimal charge of US$6.00 for the first page send and US$1.50 each for the remaining pages.
Discounted Econo Car Rental Aruba rates are available.
It is prohibited to smoke in the rooms and infringement of this rule implies a US$300.00 fine.
Barbecues are to take place only in the designated areas. No one under the age of eighteen (18) is permitted to operate the BBQ’s. While BBQ is in use, children 12 years and under must be accompanied by an adult in the BBQ areas. Each individual is responsible to observe all proper operating procedures, including shutting off gas when done. Although our housemen cleans the BBQ area every day we do appreciate owners and guests cooperation in leaving the area clean after each use so that other owners and guests can enjoy same privileges.
Each interval week may run only from Saturday to Saturday unless otherwise contractually specified. The week runs in accordance with the Interval International calendar.
OCCUPANTS RESPONSIBILITY FOR STUDIOS, VILLAS OR SUITES
Occupants will be held responsible for the general condition of their villas or suites and will be charged accordingly for any item that is missing or that has been damaged beyond what is considered to be normal wear and tear. No property shall be removed from the dwelling unit at any time for any purpose. Blankets and bed linens shall not be used for the beach, or outside the dwelling unit
PAYMENT OF ACCOUNTS
Occupants are expected to settle all incidental accounts before departure. Either cash or major credit cards will be accepted. The following credit cards will be accepted: AMERICAN EXPRESS, VISA, MASTERCARD, DISCOVER CARD.
Units and common areas are to be used for vacation purposes only No excessive noise or other annoying activities that may interfere with the rights, comforts or convenience of others shall be created or permitted within the units and/or common areas of the Resort. In particular owners and guests are expected to exercise control over their children in this regard. Keep in mind that your fellow owners are also eager to use the facilities Therefore, owners and guests are requested to use their discretion in respect to the length of time that they occupy any particular amenity. No pets shall be allowed on the Cooperative property or in any Cooperative villa or suite.
USE OF POOL AND RECREATIONAL AREAS
It is understood that owners or guests may use the swimming pools and Jacuzzis on the premises and any recreational facilities so provided, individually or together with other guests. However each owner or guest shall assume all risk of personal injury or property damage that may result from the use of said pool, Jacuzzi or recreational facility from their use. This does not take away parents responsibility for their children conduct in disturbing the peace and property damage. Please note the following precautions:

JACUZZIS ONLY FOR 16 YEARS AND OLDER
NO CHILDREN (under the age of 12) ARE ALLOWED IN THE POOL UNLESS
ACCOMPANIED BY PARENTS OR GUARDIAN
No floating devices are to be used in the pool except those used to Support one child and only when accompanied by a responsible adult.
No glassware item (drinking glass or bottle) shall be used in or around the pool and jacuzzi. Especially, no glassware shall be removed from the dwelling villa or suite to be used in or around the pool and Jacuzzi. Pool towels will be issued upon checking in. Exchange of pool towels can take place during the day, at your convenience, with the pool attendants. Both Swimming Pools and Jacuzzis will be closed at 10:30pm.
All evaluations, recommendations and/or complaints regarding service and general upkeep of the facilities shall be made in writing to Management.
Management is also available to attend owners and guests in person.
NOTE TO OWNERS
Please keep your file up to date by informing us of any address changes. Failure of not informing us of a change of address does not relief the owner of paying the maintenance fee on time.
